Zoning: What is the zoning classification of the property? What kinds of uses are permitted or prohibited? What kind of house or other structure can you build on the property?
Utilities: Are water, sewer, electricity, and other common services readily available? Is there an impact fee?
Title: Is the title free and clear? Are there are any easements, or covenants, codes & restrictions on the property?
Insurance: Will you be able to get insurance easily for your new construction? Is the property in a flood zone, and if so, how much will that add to the insurance premium?
